  15 Tips for a More Efficient Home Inspection

1. The inspector is going to operate almost everything; the furnace, dishwasher, cooling system, lawn sprinkler system, etc.

2. Make sure that the utilities are on: gas, water and electricity.

3. Make sure that any pilot lights are on for the furnace, water heater and oven, etc.

4. Replace any burned out light bulbs.

5. Test the smoke alarms, replace batteries.

6. Replace the HVAC air filters, make sure they fit and are secure.

7. Remove any wood, furniture, debris & stored items away from the foundation.

8. Move furniture & any stored items away from the electric panel, HVAC system, water heater, attic access, crawl space access, sprinkler control box and any GFCI receptacles.

9. Make sure that automobiles are not blocking the attic access in the garage or the operation of the garage door opener.

10. Remove locks from the electric service panels, gates, outbuildings, storage closets, attic openings, crawl space openings, A/C condensing units's disconnect box, sprinkler control box & garage car door.

11. Move any items which may restrict movement or observations in the attic, crawl space & garage.

12. Trim any overgrown trees, bushes & vines away from the house sides & roof, for observation & access.


13. Repair or replace damaged or missing items such as: rain gutters, down spouts, knobs, hinges, latches & glass.

14. The swimming pool equipment should be on when the inspector arrives.

15. You may wish to provide copies or receipts of recent repairs to the house, ask your agent about this.
